Deposits: Farmstead requires a 50% deposit at the time of booking. The remaining balance is due 30 days prior to your stay during non-peak times and 90 days prior during during special events and antique show times. Reservations made within 30 days require full payment at time of reservation.
Cancellations during none peak times: Any cancellations made more than 30 days prior to your stay are refundable but are subject to a $25 administrative fee. Any cancellations made after 30 days prior to your stay are subject to 100 percent penalty including tax. No-shows are subject to the same 100 percent penalty. Reservations made within 30 days of stay are subject to a 100 percent prepayment and are non-refundable.
Cancellation Policy During Special Events and Antique Shows: cancellations more than 90 days before the arrival date are 100% refundable minus a $150 administrative fee. For reservations canceled within 90 days of arrival date: refunds will be issued after this time only if we are able to rebook the entirety of your reservation with another guest. If we are unable to rebook your reservation in its entirety then reservations cancelled within 90 days are non-refundable. No partial cancellations will be accepted. Reservations will be held only until noon of the following day of scheduled arrival.
Additional Notes and Fees
*There will be a 6% occupancy tax charged to each room.
*There will be no one night stays allowed during peak seasons.
*Farmstead is not pet friendly... But we are pet lovers so we have been known to break our own rules from time to time.
